Commercial Fire Separation Inspection
Our Fire Separation Inspection includes the requirement for fire stopping:
Note: items may vary as per building use and design:
A. The Commercial Building Inspector will inspect for the presence of signs over lockable exit doors stating "This Door Must Remain Unlocked During Business Hours";
B. The Industrial Building inspector will inspect for penetrations in any walls or ceilings that separate the exit corridors and/or stairwells from the rest of the building;
C. The inspector will inspect for fire separation doors that appear to have been blocked or wedged open, or that do not automatically close and latch;
D. The inspector will check for required fire stopping materials at visible fire separations.
E. The Commercial Building Inspector will inspect plumbing, wiring and duct penetrations to ensure fire separations have not been compromised.
F: The Commercial Building Inspector will inspect fire separations to ensure they meet the required fire resistive rating as required by Ontario Building Code requirements.
G: The Commercial Building Inspector will evaluate Building Occupancy to ensure proper Fire Separations are maintained between Occupancies.
H: The Toronto Commercial Building inspector will examine and assess any required parapets.
I: All doors in required fire separations will be checked, operated and have ratings verified.
J: Fire dampers will be noted but not operated or itemized as building owner is responsible for required te

Our Commercial Building Inspection Report includes an examination of the rated fire separations , with written report that includes pictures detailing general condition, observed penetrations and recommendations for repairs or replacement.
Inspect the following to identify type, material, condition, safety concerns and other issues to missing fire separations, missing fire dampers, missing or in-operative door closers, penetrations through rated systems and missing fire stopping. We also evaluate the fire separation to ensure it meets the rated requirement for various occupancies. Typically a restaurant with seating less than 30 will only need one hour rating while the same restaurant with seating for 35 would require a 2 hour separation from a office occupancy.
